Our Story
We’ve actively managed and developed over a dozen real estate projects over almost 40 years. It began with the 1986 acquisition of a 28-room roadside motel in Rockingham, NC. That first motel was re-branded and remodeled. Our father, Arvind Maheshwari, sold the revitalized property in 1990 for a 32% IRR.
An entrepreneur at heart, Arvind saw incredible opportunity in real estate and hospitality, in particular, and launched many successful ventures supported by a loyal group of investors. Our family went on to build or acquire 10 additional hotels, 3 restaurants, and other real estate investments. His son and daughter, Sid Maheshwari and Aarti Sura, have been working with him side-by-side and are excited to lead the next phase of growth.

Value-Added Investors
In today’s market, there is too much capital chasing cookie cutter deals. In our view, this results in unattractive returns for the vast majority of investors. Throughout our history, our approach has always been focused on delivering new value to our investors. We seek out accretive opportunities, whether through development projects in underserved markets or existing assets where we see significant opportunity to improve performance through operational excellence or topline growth.
Tax-Efficient Growth and Compounding Returns
We are focused on tax-efficient growth and compounding returns. While we will certainly entertain selling assets when it makes sense, our loyal investor base has benefited over decades from compounding returns without the drag of transaction fees or taxes incurred during frequent sales. This allows us to deploy capital efficiently and build wealth through sustained growth.
Long-Term Focus
We take a patient, principles-driven approach that prioritizes durable growth and carefully evaluates risk-adjusted returns. That starts with sourcing opportunities, carefully studying each market we enter, and rigorously assessing the risk and upside opportunity of every potential investment. We aren’t looking for quick flips, and rather we seek to be patient stewards of our capital.
